The first step in reducing your property taxes is to see if your home is eligible for a tax appeal. If we don’t believe it is eligible, we do not want to waste your money or our time and reputation. For your home to be eligible, we would need to believe that the home is worth 15% less than what the Township thinks it is worth. This valuation is based on the effective date of October 1st of the previous year. As part of the first steps, we will send you a questionnaire so that we have a good idea about your home. Then we will review your assessment and research the market to determine if your home is eligible. If it is, we can move forward with the appraisal inspection.
Based on the New Jersey tax appeal legislature Chapter 123, when you have a successful tax appeal, the savings and lowered assessment are locked in for three years. This means the township cannot bump up your assessment after a tax appeal for the following three years.
The filing date for a tax appeal is January 1 to April 1.
If you so choose, we work with an attorney who can handle all the filing and correspondence directly with the tax assessor. It is not mandatory to use an attorney, however many of the cases we have won have settled before a hearing date using our appraisal report coupled with an attorney.
As the appellant, it is the burden of the homeowner to prove that your assessment is excessive, unreasonable, or in error. This is where a solid factual appraisal report can heavily persuade the assessor or board that the assessment is too high.
